◆ Everything on this page is a live formula pulling from Deal Register and Setup & Assumptions. Add a deal or change an assumption and every number here, and every report, updates itself.
  • Deal Register — one row per deal, closed or in progress. This is the sheet a real brokerage fills from its own CRM or accounting export.
  • Setup & Assumptions — the handful of things that aren't per-deal: fixed monthly costs, lead volumes, VAT/tax rates, and this month's budget.
  • Every number on Dashboard and every tab under Reports (Commission by Agent, P&L, VAT, AML & Compliance, Cash Flow, and more) is calculated — nothing is typed there.
  • UAE brokers are DNFBPs under AML law: a Real Estate Activity Report (REAR) is required once physical cash in a deal reaches AED 55,000, records are kept 5 years, and non-compliance fines run AED 50,000–1,000,000.

One row per deal. Dropdowns keep entries consistent; every calculated column updates itself.

Cash Amount and KYC Status only apply once a deal is Closed. Amount Collected can be typed at any stage (e.g. a deposit taken while still Pipeline) — Outstanding, REAR filing, Days Outstanding and Aging Bucket are all calculated automatically from Close Date / Gross Commission / Amount Collected once the deal is Closed, not typed directly. Use the filter row under the column headers to search or narrow any field, Excel-style — the Subtotal row at the bottom always reflects what's currently visible.

◆ Log real expenses in the Expense Register below (typed or imported) and they're used exactly as entered. Any category with nothing logged for a given month falls back to its Budget Default here, so every report always has a number — but a real logged expense always wins over the assumption.

Download it pre-filled with what's here now (handy as a backup too), edit it in Excel, and import it back to update everything at once.

Report Settings

Update the As-Of Date each time you refresh the register — it drives receivables aging.

Shareholder Equity

Typed once, like Opening Cash — not derived from the Deal Register. Feeds the balance sheet snapshot in the MIS Report.

Expense Categories & Budget Defaults

Your chart of accounts. Used to fill months with nothing logged yet in the Expense Register, and as the Operating Expenses budget baseline.

Lead Generation — Cost & Volume by Channel

From the CRM or ad platform, not the ledger.

Agents

Leads from the CRM feed conversion rate and the Deal Register's Agent dropdown. Monthly Benefits (visa, health insurance, allowances — AED/month, beyond their commission split) feed Agent Performance and the firm P&L.

Team Leads

Names available in the Deal Register's Team Lead dropdown. Their commission split is set per-deal, not here.

Head of Sales

Names available in the Deal Register's Head of Sales dropdown. Their commission split is set per-deal, not here.

This Month's Budget Targets

Set in advance; compared against actuals under Reports → Budget vs Actual.

Prior Months (Historical)

Typed once when this report was first set up.
One row per real expense — the actual ledger. Import from your bank/accounting export, or type them in. A category with no rows in a given month falls back to its Budget Default above.

Use the filter row under the column headers to search or narrow any field, Excel-style. Amounts here are what actually feed the P&L, VAT Summary, Cash Flow and Budget vs Actual for the months they fall in.

Leads/cost by channel are typed once in Setup; deals and commission by channel come from the Deal Register's Lead Source column.

To see individual pipeline deals, open Deal Register and look for Status = Pipeline.

UAE real estate brokers are DNFBPs under AML law. A Real Estate Activity Report (REAR) is required once a deal involves AED 55,000+ in physical cash. Records are retained 5 years; fines run AED 50,000–1,000,000.

Outstanding is cumulative across every closed deal to date (a balance, not a per-period figure) — the same number the Receivables Aging tab shows.

Leads assigned come from Setup & Assumptions; every other column comes straight from the Deal Register.

Team Leads are set up once in Setup & Assumptions; deals and commission come from the Deal Register's Team Lead column.

Heads of Sales are set up once in Setup & Assumptions; deals and commission come from the Deal Register's Head of Sales column.

◆ A brokerage-style mini P&L per agent: Sales (gross commission) → Cost of Sales (their own payout split) → Gross Profit (the firm's take) → Employee Benefits → Net Profit. See it month by month, or roll up any custom range (a quarter, a half-year) into one agent-wise table.
